The Challenge In the wake of its acquisition of Dynetics in 2020, Leidos initiated a strategic review of its Huntsville property portfolio. The goal was to realign real estate assets with evolving business needs, hybrid work policies, and financial constraints. With 16 properties under management—including a mix of leased and owned sites—the company sought to consolidate functions, reduce lease dependencies, and foster greater collaboration by improving proximity across sectors.
Outdated owned buildings and underutilized specialty spaces added complexity. The challenge was to identify actionable solutions that balanced operational efficiency with future workforce flexibility.
Our Role Sequence Studio was engaged to lead the workspace and occupancy analysis across all Huntsville facilities. Our responsibilities included:
Updating existing workplace and headcount data
Analyzing badge-in utilization patterns across all sites
Conducting programming discussions with leadership across sectors and divisions
Developing recommendations for restacking, workforce adjacencies, and spatial needs
Collaborating with real estate and operations leaders to establish move guidelines and consolidation criteria
Using real-time occupancy and workforce data, we provided Leidos with a grounded, strategic plan for optimizing space across a large, complex portfolio.
The Outcome Sequence Studio delivered a comprehensive workplace strategy plan featuring:
Multi-site restacking solutions
Recommendations for increased capacity and shared support spaces
Move phasing plan aligned with operational constraints
Consolidation schedule and estimated budget
The plan positioned Leidos to reduce leased space while maximizing owned property value, enabling cost savings and better sector integration. Leadership gained confidence in their ability to right-size operations without compromising productivity or flexibility.
